Lodha Signet, Palava is a 27,62,300 sq.ft mixed-use development located in the emerging Central Business District of Palava City in the Mumbai Metropolitan Region. The project integrates high-street retail with premium commercial office spaces, with its strategic location positioning it as a new focal point for business and leisure in the region.
The defining feature of the project is its expansive retail frontage, designed as a continuous, pedestrian-friendly high street that evokes the plazas and open street culture of old European cities. The plot has been planned to accommodate two buildings facing each other—one completed and one proposed for future expansion—framing the central pedestrian plaza onto which the retail fronts open.
The ground and first floors of the building comprise 46 retail units each, all designed to activate the streetscape and draw users into the site. From the second to the tenth floor, the building accommodates commercial offices, with 51 units per level, with a floor-to-floor height of 4.05 m. The building façade is treated with an eclectic style, with gable ends, arches and canopies, creating a distinct urban identity. The use of exposed brick, black granite, white textured finishes, and aluminium-framed glazing adds material variety and visual rhythm.
At the heart of the site, the 18,000 sq.ft landscaped plaza serves as both an anchor and a public gathering space, designed to host community events, performances, and informal social interactions. Shaded pedestrian walkways, street trees, and integrated landscape furniture foster a vibrant and engaging public realm. In contrast, the office floors above are designed with a minimal, contemporary expression, featuring large glazed panels to maximise daylight and offer expansive views.
