Designed in collaboration with UK-based Proctor and Matthews Architects, Turner House is a landmark mixed-use development that is rooted in adaptive reuse. Transforming a 19th-century bungalow into a three-level retail podium that preserves the scale, materiality, and street-facing character of the historic precinct.
Rising above this restored base is a contemporary G+17 office tower, comprising 14 open-plan boutique office floors with generous 11.6 ft ceiling heights, designed to accommodate flexible, future-ready work environments. The seamless integration of old and new allows the development to remain contextual while asserting a confident modern identity.
Drawing from Mumbai’s Neo-Gothic architectural vocabulary, the design features slender structural columns, stone filigree screens, and recessed ribbon windows that echo the proportions and rhythms of the heritage podium below. These elements are not merely referential; they perform environmentally by reducing solar gain, providing shading, and offering protection from heavy monsoon rains.
Targeting LEED Platinum certification, Turner House incorporates adaptive reuse, passive design strategies, and high-performance building systems to minimise both operational and embodied energy. The project sets a benchmark for context-sensitive, sustainable urban redevelopment—demonstrating how contemporary commercial architecture can coexist with, and enrich, Mumbai’s most culturally significant neighbourhoods.
