Located at the gateway of Dubai Marina, 23 Marina is a 380-metre residential tower that redefines vertical luxury living. Positioned at the intersection of Sheikh Zayed Road, Media City, and the Arabian Gulf, the project offers panoramic views of sea, skyline, and marina.
The profile of the tower is slender, clad in aluminium and blue-tinted glazing, with prominent triangular balconies building its vertical rhythm. The profile is further defined by a sculpted spire and canopied terraces that complete the tower’s silhouette.
The planning of the tower evolved in response to zoning constraints on ground coverage and wind engineering challenges. An initial elliptical form was abandoned due to vortex-induced motion and replaced with an octagonal geometry that provided structural stability and minimized wind load effects. This transition was fundamental to the tower’s eventual profile and performance.
The building programme includes 2- and 3-bedroom apartments and 48 duplexes distributed across the upper floors. A grand six-storey entrance lobby sets the tone for the project, offering a dramatic spatial threshold. Internally, residences are detailed with high-spec finishes—marble, wood, and fully equipped kitchens—to international standards.
Premium amenities are distributed throughout the project, with health and wellness areas, landscaped gardens, a jogging track, indoor and outdoor pools, and dedicated children’s zones. These shared spaces complement the private luxury of the upper-level units.
23 Marina demonstrates how super-tall residential architecture can integrate structural logic, climatic response, and luxury programming.
