25 South Residences is in all senses a landmark residential development in the island city of Mumbai with stunning, uninterrupted views of the Arabian Sea. This luxury project is one of the most uniquely designed architectural marvels of Mumbai that has been conceptualized using 3 important design principles - LIGHT ! HEIGHT ! AIR ! Besides its awe inspiring scale, the designers have set many new innovative benchmarks for residential design in the Indian context. This is the first major project in India to successfully implement ventilated fixed facades in each habitable space of the building, allowing fresh dehumidified air to circulate at all times of the year considering the hot and humid climate of Mumbai. Further the system has been installed using thermal break window systems and together these applications of smart design have substantially increased thermal comfort within the homes aided with deep east and west facing sun shades, while also bringing down the air conditioning load requirements of the project. The upside for the residents of 25 South is a freshly ventilated & dehumidified home 24/7/365. Architecturally, the extensive use of Form liners in our RC Shuttering coated with reflective metallic shades of paint give a dazzling aesthetic to the building. In order to create memorable public spaces at the ground level, our designers Karl & Vinay worked closely with the engineers to design ambitious transfer girders, sculpted to look like “Engineering Art” that took their shape in an effort to truly depict the transfer of loads horizontally and vertically, making this truly one of the most unique projects in India. Besides this, world class amenities like the timber and stone clad club house, that floats above a 50 mtr long pool overlooking the Prabhadevi Bay will greatly enhance the quality of life in this project. At present out of three towers, one is complete, and two are ongoing. The project is expected to be fully completed by mid of 2026 and we expect this to set new benchmarks in residential design for the Indian sub-continent.
