Ashar Merac is an 11-acre premium residential development located in Mulund, Mumbai, offering panoramic views of Sanjay Gandhi National Park and Yogi Hills.
With its super high-rise configuration, the project blends vertical living with immersive green experiences, including elevated ‘nest pods’ and landscaped green common zones. The master plan follows a dual intent: to maximize residential density while ensuring strong visual and physical connectivity to landscape. Towers are positioned to optimize view corridors, natural light, and ventilation across all units. On the ground, a range of landscape amenities activate the site for different user groups.
In terms of zoning, the vehicular circulation and six levels of podium parking form the base; ground and podium levels host active and passive recreation spaces; and community amenities are strategically distributed across the towers.
On the 20th level, open-to-sky ‘nest pods’ serve as social breakout zones with uninterrupted views. The project is integrated with landscaped amenities including meditation decks, jogging tracks, acupressure paths, pet parks, and sensory gardens.
A thoughtfully designed central core integrates a gym, spa, conference room, and party hall, ensuring residents enjoy both leisure and functional spaces within the development. Parking is provided through six podium levels with direct tower connectivity, streamlining access and circulation.
The design details reflect the nature-driven vision of the project with organic balcony profiles, patterned jaali screens, and tree-like vertical fins articulating the façade.
The development aspires to become an architectural landmark, with a façade that emphasizes verticality through bold profile lines. Ashar Merac reinterprets the vertical residential typology by embedding nature as a core design driver—balancing functionality, community, and a strong architectural identity that will contribute to the evolving skyline of Mulund.
