Rustomjee Crown is a high-rise residential development that responds precisely to Mumbai’s dense urban conditions, transforming site constraints into opportunities for efficient vertical living. Conceived as a compact yet generous housing model, the project optimises land use while delivering expansive open spaces and a refined residential experience.
The architectural form is shaped by environmental performance. Tower orientation, façade articulation, and massing are informed by solar studies and wind movement. Deep façade recesses, vertical fins, and high-performance glazing reduce heat gain while lending the towers a slender, elegant profile. The structural system is engineered to address wind and lateral forces at height, enabling Towers A and B to rise to 255 metres, with Tower C reaching 233 metres, while maintaining efficiency and stability.
By consolidating the footprint vertically, the ground plane is liberated to accommodate a 2.5-acre landscaped podium, conceived as both a social condenser and a climatic buffer. Layered planting, shaded pathways, and water bodies temper the microclimate and create spaces for leisure and community interaction. These amenities extend upward through carefully articulated planning, integrating pools, fitness zones, and recreation areas within the high-rise environment.
The site layout strategically positions the three towers to maximise daylight, natural ventilation, and long-range views, while ensuring privacy between residences. Compact service cores and optimised floorplates minimise circulation loss and enhance spatial efficiency—reinforcing the project’s ambition to deliver high-density living with environmental responsiveness and spatial quality.
