Located in Sector 42, Gurgaon, DLF The Magnolias is a high-end residential development spread over 23 acres along Golf Course Road. Overlooking a championship golf course and the Aravalli hills, the project comprises five towers and 19 mid-rise blocks with a total of 589 apartments and duplexes ranging from approximately 6,300 to 12,200 sq. ft.
The master plan is driven by the idea of creating a quiet, inward-looking oasis in the heart of the city. Designed as a gated, low-density layout, the residential blocks are distributed around a central landscaped green. Pedestrian movement, vehicular access, and amenity zoning are carefully segregated to preserve calm and privacy throughout the campus.
The towers are articulated with a restrained modernist language—clean horizontal lines, deep balconies, and generous glazing—offering both scale and simplicity. Each apartment is delivered as a “bare shell” to allow residents to customize interiors to their preferences, supported by modular structural bays and column-free spans.
Double-height stilt levels open up the base of the towers to the landscape, allowing for seamless indoor-outdoor connections. Amenities are concentrated around a clubhouse core and include a cinema, spa, indoor courts, pools, and landscaped decks. Ancillary functions like day-care and sports zones are integrated within the campus.
AHC led the architectural design, collaborating with Belt Collins International, Singapore, for the landscape. The interiors of club and entrance halls were done by BLD Interiors. Completed in 2012–13, the project remains a benchmark in luxury residential planning in NCR, balancing high-rise density with privacy, flexibility, and a strong connection to landscape.
