The MP Mill redevelopment forms part of the Government of Maharashtra’s initiative to address Mumbai’s critical housing shortage through the Slum Rehabilitation Scheme (SRS). The project enables the rehabilitation of approximately 2,500 slum families on a 12.6-acre site in central Mumbai by providing free, high-quality housing funded through a market-driven free-sale component.
Central to this model is The Imperial Towers, a landmark residential development that rises alongside the rehabilitation housing. The project is organised around a landscaped podium at the 10th-floor level, beneath which nine levels of parking are efficiently integrated. Above a triple-height entrance lobby, the 50-storey tower offers a diverse range of residential configurations, responding to varying lifestyle needs.
From the lower levels up to the 28th floor, each level accommodates four apartments comprising two-, three-, and four-bedroom residences. Floors 29 to 36 feature a mix of three duplex units and one four-bedroom apartment per level, while levels 38 to 43 house three expansive duplex residences. The uppermost levels—47, 48, and 49—are reserved for exclusive triplex penthouses, offering panoramic 270-degree views of the Arabian Sea and the island city beyond.
The tower is supported by a comprehensive suite of amenities, including a swimming pool, a 929 sq m clubhouse, laundry facilities, car wash services, and a supermarket, enhancing everyday convenience for residents.
Architecturally, the building’s form tapers as it rises, shaped by a series of terraces at higher levels. The façade is articulated with aluminium composite panels and blue-tinted glazing, transitioning to a more transparent glass expression toward the top. Curved circular and elliptical sunshade systems, supported by inclined columns, provide shading while adding a distinct visual identity. A triangular conical canopy crowns the structure, topped by a 34-metre-high spire, establishing The Imperial Towers as a defining presence on Mumbai’s skyline.
