Lodha Venezia

Lodha Venezia and Lodha Azzuro are two products of design and engineering within an exceptionally tight site which was earlier inhabited by the infamous slums of Mumbai. The Project under the Slum Rehabilitation Authority, Mumbai (SRA) Scheme and Development Control regulations (DCR) Clause 33(24) Scheme with public parking has been developed such that all the initial tenants have got their free housing in the neighbouring building known as the Social Housing Building as seen in the elevation. The public parking has been accommodated in 3 basements, ground and 4 floors. What is also unique in this project is a significant large area of public bus parking for large outstation intercity travel buses to find their parking and maintenance base within the parking block here. On top of all this, there is a fantastic development done by the Lodha Group which are these two pristine towers. One of the challenges faced here was due to the exceptional amount of FAR usage the towers are very slender and they had to be kept in one line to get an efficient parking grid and a nice usable podium. Lodha Venezia and Lodha Azzuro are a combination of all these constraints to finally come out with an exceptional project which has been successful in the Mumbai Skyline and for the people that invested in apartments here. Located in the southern part of the city it enjoys great views of the Eastern Waterfront and Western Waterfront with a foreground of the Mahalaxmi Racecourse greens. The towers are oriented to provide maximum views, daylight and ventilation. The project sits on a hillock with an overall site gradient of 7 mtr–8 mtr. This is a mixed-use development comprising of public car parking, social housing, retail and premium residential apartments being the primary user. Lodha Venezia tower comprises of 57 habitable floors and 220 luxurious apartments. Lodha Azzuro comprises of 53 habitable floors and 204 apartments. Podium comprises of 5 levels (22 mtr tall) for private and public parking.
