Sited in a suburban Mumbai locality of Goregaon, the complex includes 6 residential towers spread over a 4 acre podium which is surrounded by 12 acres of open recreational grounds. The 19 to 26 storey towers rise on a 2-storey podium that houses parking below. The residential towers feature 4 flats per floor and include 92 sq mtr 2-bedroom apartments, 102 sq mtr 2-bedroom apartments with study and 125 sq mtr 3 bedroom apartments. A clubhouse is located on one edge of the podium. The podium is fully landscaped and boasts of a lap pool, gazebo, jogging track, skating rink, bonsai garden, children’s safe play zone, badminton and tennis courts. A peripheral vehicular movement around the podium creates unhindered movement of cars in and out of the complex. One boundary of the complex, along the main road features a double height shopping arcade. The complex also exemplifies the issue of Transfer of Developmental Rights (TDR). Even though the plot was 16 acres, only a segment of 4 acres was developed and another portion of 12 acres was dedicated to the creation of public amenities. This model was established in the Development Control Rules to authorise the government to procure private land reserved for public facilities like roads, playgrounds, parks and slum rehabilitation. In the strategy, the municipality gets hold of a private land and reimburses the owner by giving away a TDR value which allows him / her to construct a corresponding amount of floor space index at the same development up to a permissible point, build at another location in the city or trade it. This scheme allowed the city to build its public services with private collaboration.
