The Prestige City is a large-scale residential township located in Hyderabad, Telangana, overlooking Mulagund Lake and adjoining a botanical park. The project offers high-rise apartments and low-rise villas planned across a site strategically positioned with direct highway access and long water-edge frontage.
Its core proposition lies in harmonizing modern residential living with nature-driven experiences—lake views, park views, podium landscapes, and preserved greenery. The master plan divides the site into two zones: apartment towers in the northern half and villas in the southern half. This separation ensures that tower shadows do not affect the villas, maintaining light quality and liveability. Both zones are planned around independent access, amenity cores, and recreational areas.
The high-rise towers are supported by two clubhouses offering diverse recreational and social amenities for apartment residents. The villas are complemented by a dedicated, lake-facing villa clubhouse, designed as a more private and premium space.
One of the project’s defining features is the lakeside promenade. It serves as a multifunctional public realm with a jogging track, open gym, sculpture island, forest boardwalk, organic farm, toddlers’ play area, reflexology path, and shaded gazebos. These interventions provide daily-use green infrastructure, enabling active and passive recreation across age groups.
Landscape planning reinforces the project's green intent—buffer forests, shaded internal walkways, and layered planting enhance the overall microclimate. The podium level features structured green spaces that double as community zones, adding vertical depth to the open space strategy.
The Prestige City stands out for its integrated planning approach that combines environmental sensitivity with urban liveability. Through well-planned zoning, careful view framing, and premium amenities, the development creates a contemporary residential environment rooted in its natural context.
